If you stretch your imagination enough with regards to marketing on the internet, you will find that there are alot more many places that you can advertise for free your property than normal estate agent or property portal websites.

The networking world has arrived on the internet, especially with names such as Facebook and Twitter gaining immense pace and content. These kind of websites are generally all free to register with and market yourself and your property. You can set up dedicated pages with videos or photos to aid in marketing you property or indeed properties. You can network with like minded sellers and may even find buyers that are suited to your property.

There are also many hundred ‘Free to Use’ property marketing websites, especially ones now frequently appearing stating worldwide property free marketing. These are ideal to increase you exposure. I do advice though to search deeper into this section and expand your marketing procedures to include videos with the availability of free video uploading websites such as YouTube and OneStopView.

No one likes spamming on the internet, but you could also research groups/forums that may be real estate themed concentrating on your location. These places can also be ideal to let everyone know about your property.

Don’t forget auction websites such as Ebay, where a cheap listing can get you immense interest in your property. What about a dedicated website or webpage for your property, there are many ways to have a dedicated page such as MySpace.

It’s really a case of blitzing your property all over the internet, but trying to be very particular and avoid spamming as people will turn their noses up or suspect that there maybe problems.

You would be surprised to know that some people buy a property abroad without even travelling there to view the property, instead basing their decision on the basis of the photos alone. Anyone with any sense will tell you never buy a property abroad on the basis of a photo only. Remember photos can be touched up or altered to create a certain look. Once you go and view you will get a very different picture. A video on the other hand will you show the reality, you will be able to view the property and surrounding area as if you were actually there. Video marketing for selling property is now the way forward especially for foreign buyers. Prospective buyers can save valuable time and money by viewing the property online first at www.OnestopView.com.

Many people ask where is our British Heritage going? The Campaign for the Protection of Rural England, highlights this issue but has a real struggle on its hands.
There are many old historic buildings that have been neglected and left to run dwn. Sadly it is not the cost of restoring these buildings to their former glory that is the problem. It is the fact that to restore an historic building you have to pay 171/2% VAT which makes it prohibitive. On the other hand if you want to knock down these historic buildings and demolish them to build a brand new home you don’t have to pay any VAT. The National Trust does a good job in preserving many old buildings of importance, however more needs to be done. This problem is particularly bad in the North where there is not the wealth of the SouthEast. So where is the incentive to preserve our British Heritage?

When preparing your house for sale, it’s worthwhile remembering you are not just selling a home you are selling a lifestyle.Your prospective buyer needs to be able to imagine living there themselves. First impressions are very important, your front garden/driveway and front door need to be clean and tidy. Declutter your home, your rooms need to look light, airy and spacious. Identify your prospective buyer, families are searching for different things compared to the first time buyer or the older couple down-sizing. Families need to see a child friendly home with a secure garden with no pond. They generally like large kitchens and will want to see a bath not just a shower, they won’t like to see lots of stairs or balconies. First time buyers will be happy with easy to maintain gardens. Down-sizers will still want space that they’ve been used to. To give yourself the best chance to sell keep your colour scheme neutral, if you want colour use it in your accessories, and keep your rooms clean and tidy.
