			<content:encoded><![CDATA[<p>I was taking a view of property available in my region of the UK on the internet the other day and I was amazed by the amount of varied wording used to attract buyers. No longer is it enough to describe the property in full, we are now having to add tempting phrases in order to attract potential buyers interest. I particulary noticed the usage of &#8216;quick sale needed&#8217;, &#8216;reduced again&#8217;, &#8216;reduced to sell&#8217;, credit cruch of repossession and BMV opportunity.</p>
<p>These are all terms that we may be familiar with, but it is only of recent have they been attached to <span id="more-86"></span>property. I was honestly more attracted to property using these terms than by those simply detailing the property description etc.</p>
<p>Are you seeking a property to buy and do you also look out for these phrases by example using them in search engines such as Google? Do you market your property using these terms or do you feel that they may drag down the perception of the property in question?</p>
<p>There is no doubt that people out there are always looking for a bargain, so really, these terms are ideal to attract buyers, are they not?</p>

<p>Both are new still very much untouched when it comes to using them for marketing purposes. For those that have discovered them, they are finding a wealth of free marketing opportunities to promote their business and property portfolios. Quite simply, these networking platforms allow you to market to a worldwide audience your real estate business by way of groups, blogs, pictures and even videos. For anybody willing to invest time and effort onto Facebook or Twitter you are able to<span id="more-83"></span> build up a number of freinds/followers all ofwhich you can market to free of charge. 			<content:encoded><![CDATA[<p>Not so long ago you would be forgiven if you said that Facebook was an unknown word to you, that networking online was a very much not your scene. Though the massive increase in Facebook subscribers especially those dealing in real estate really needs to be something you need to take note off and start acting on. Why?</p>
<p>Facebook is an online networking website where you can <span id="more-65"></span>communicate with friend and family from all over the world and at the same time build up a new friendship list with many others that share your interests in life. Subject vary from groups dedicated to dried flowering arranging to exploring new life on Mars, but in this blog we will concentrate on the real estate opportunities that Facebook offers.</p>
<p>I must admit that Facebook was only something I joined of recent months and that was only from curiosity after reading an online report about catching up with old school friends, I had no idea that Facebook was also a hive of activity for business reasons too. Nonetheless, I registered my free account and filled in my profile details and was soon networking with people I had lost contact with many years before, people whom would still be lost firends had it not been for me signing up with Facebook.</p>
<p>I have since that time explored Facebook in great depth and now see that quite literally every topic is covered within the website, there are appreciation societies, sales, marketing, campaigns, charities, reunions&#8230; the list is endless. Real estae feature heavily too, from BMV opportunity groups for property in Costa Rica to &#8216;How to market your property free online&#8217; discussions. What should not be missed also is that Facebook allows you to request friendship with people who share you interests, once you search for anyone with property or real estate in their profile you will have endless amounts of results that you can start networking.</p>
<p>I have already over 200 Real Estate friends, all like myself, interested in the global property world and fishing out new deals and advice to help them along their way. Do not forget that Facebook has now approximately 150 million worldwide members so taking just a tiny fraction of that amount leaves with with a massive potential database of like minded people to share your stories, business ideas with.</p>
<p>My advice? Sign up today with Facebook, maybe even type in my name in the search box <strong><em>Christopher Walkey</em></strong> and have me as you first real estate friend. Without doubt, take advantage of the free service Facebook provides and start networking!!</p>

Makeover shows on TV, like Property Ladder, Better Homes etc make it look easy but in reality it always takes longer and costs more than you first think. It is important to make sure that the work you carry out will add more value than the work costs to do. Building a conservatory adds value as it gives an extra living room but make sure it has heating so it can be used all year round. An extension is always the better option compared to a loft conversion.<br />
When renovating a property whether it be Character properties made of stone with beams and original tile floors or Period properties with original doors, sash windows and fireplaces. Preserving original period features can increase the value and desirability of your property. It is always better to try and repair rather than replace. If replacing is the only option either try to source items from reclamation yards or be as sympathetic as possible with any replacements to avoid poor reproductions</p>
